Log Home on Lake Lauzon Waterfront in Algoma Mills, Ontario

We are located on a private road just off Lauzon Village Road which is about 5 Kms off of Highway #17. Takes us 2 hrs to go to Sudbury or the Sault but Blind River is just 10 mins. The private road has about 15 other homes or cottages on it and it has year round access. There are 4 residences that are year round. Snow plowing is currently done by me but a contractor in Blind River normally does this. There is a $120 yearly road fee to help keep this private road in good shape.
The house is on 3.8 acres with water on both the north side as well as the south where the house is. We are the second to last lot on the road which is actually on a peninsula. There are great opportunities to build on the north side to take advantage of the great views of the lake. This could be a gazebo or some outbuilding for visitors.
House was built in 2005 . Northern Comfort Log Homes did the log structure while a contractor in Blind River did the framing. It has a ICF (Insulated Concrete Foundation) making the basement a very warm and dry space. The open concept design allows for different rooms to be used for whatever you find comfortable.
The main floor has the living room (or great room) with cathedral ceilings. The main floor also has our family room where we watch TV as well as a cozy gas stove. As well as the dining room there is the kitchen and main 4 pc bathroom. The main floor has white oak, hand scraped flooring while the kitchen, bathroom and foyer are done in ceramic tile. Kitchen countertops are granite. The upstairs bathroom is a 4 pc with a fibreglass shower/tub combo.
The logs are red pine and keep the house very comfortable. Logs are like a heat sink and long after the furnace shuts off the heat from them still radiate into the room. We face south so the warm winter sun ads heat and comfort as well. The main floor is 1050 sq ft with an non-insulated 600 sq ft loft for storage. We have a full basement with a laundry room, tool room, second 3 pc bathroom and 2 bedrooms. We have used the large bedroom downstairs for a home theatre as well which is currently still setup that way. The flooring in the basement is still concrete. There are patio doors out the basement to the lake.
Water comes from a 200 ft drilled well and goes through a softener which has given us great quality water. The hot water tank is a on demand unit. The furnace is a high efficiency Trane and both use propane supplied by a 3000 liter tank outside. We use about $2000 a year for heat, hot water, and cooking. House has central vac and most of the appliances will stay.
Taxes this year were $3500 and hydro is about $140 a month. The 200 amp service is supplied but a transformer on the property which is fed by submersible cables in the lake. Lines from the transformer to the house are buried. The septic tank and leaching bed is just west of the house . It was pumped out this year.
The stone on the bottom is real stone and not imitation. The dock is included which is aluminum/pressure treated decking.
Lake Lauzon has clear pristine water and has great bass and lake trout fishing. It has 45 kms of shoreline and about 300 ft at it?s deepest.
It is difficult to express the beauty of this log home in writing. I am eager to show you my pride and joy. We moved here 5 years ago from Simcoe where we had another log home.
